Telling normal shrinkage cracking from something more serious
Fine, evenly distributed hairline cracks, particularly in a pattern rather than a single dominant line, are typical of shrinkage and generally not a structural concern. A single wide, stepped or actively widening crack is a different matter, and we would recommend a structural opinion before proceeding with decoration in that case.
- Widespread fine cracking treated as routine and sealed as part of preparation
- A single dominant or widening crack flagged for a separate structural opinion
- Cracks monitored over time where there is genuine doubt
