Flaking paint on exterior render — what's actually going wrong
Render that sheds paint in sheets or coin-sized flakes is almost never a paint quality problem on its own. It is usually moisture trying to leave the wall, or a previous coating that was applied over a surface it could never grip.
01The two failure patterns
Flakes that come away clean with render dust on the back point to a bond failure at the substrate. Flakes that curl and bring a thin skin of the old coating with them point to a coating stack that has become too impermeable for the wall behind it.
- Clean-backed flakes: dusty, chalking or unsealed render
- Multi-layer curling: trapped moisture behind a plastic-film coating
- Blistering in sun-facing elevations: solvent or moisture vapour pressure
02Find the water before you buy paint
Recoating a wet wall wastes the whole job. Check the obvious routes first — overflowing gutters, cracked render below sills, bridged or buried DPCs, and pointing that has failed above the affected band.
- Gutter and downpipe leaks
- Cracks around sills and reveals
- Ground levels bridging the DPC
- Failed sealant at abutments
03Preparation that actually holds
All loose material comes off back to a sound edge, feathered so the repair does not telegraph. Friable or chalky render is stabilised with a penetrating masonry sealer before any topcoat goes near it.
- Scrape and wire back to a firm edge
- Wash down and allow a genuine drying period
- Stabilising primer on chalky areas
- Fill and feather cracks with a flexible exterior filler
04Choosing a system that lets the wall breathe
On older solid-wall property we lean towards breathable mineral or silicone-based masonry coatings so vapour can pass. On sound modern render, a high-build flexible masonry system bridges hairline movement without sealing the wall shut.
Common questions
Can you just paint over flaking masonry paint?
No. Any new coat is only as strong as the layer under it, so loose material has to be removed back to a sound, well-bonded edge first.
How long should render dry before painting?
It depends on exposure and time of year. We test rather than guess, and we do not coat a wall that still reads damp after driving rain.
Will breathable masonry paint stop the flaking?
It helps where the cause is trapped moisture, but it is not a cure for a leaking gutter or a bridged damp course — those get fixed first.
Is flaking render paint a sign of damp inside?
Sometimes. Persistent flaking in one band often lines up with an internal damp patch, which is worth checking before redecorating either side.
