Within a short walk of an open beach, wind-blown sand behaves like a very slow sandblaster on low-level painted surfaces. Skirtings, gate posts, low fencing and ground-floor render take a physical wearing effect that has little to do with the salt or the sun and everything to do with grit in the wind.

How do I tell sand abrasion apart from ordinary paint wear?

Abrasion tends to sit in a band close to ground level on the windward side, with a worn, matt texture rather than the flaking or bubbling typical of moisture-related failure.

Can a tougher paint stop it completely?

It will slow the wear considerably but a harder finish still wears eventually under constant grit, so the lower band will still need attention sooner than the wall above it.

Does this affect fences as much as walls?

Timber fencing close to open sand often shows it more clearly than render, since the grain can be scoured back to bare wood at the exposed face within a few seasons.

Recognising abrasion rather than another kind of failure

Abrasion shows as a thinned, matt patch low on a wall or fence, often on the windward side and roughly at the height sand gets picked up and carried. It looks different to peeling or blistering, and treating it as ordinary weathering paint failure misses the actual cause.

Building resistance into the specification

A harder, more abrasion-resistant finish on the lower band of an exposed wall or gate, kept separate from the standard specification used above it, extends the life of the paint where it is actually being ground away rather than simply weathered.

  • Lower band treated with a tougher finish than the wall above it
  • Gate posts and low fencing inspected for thinning at ground level
  • Planting or screening considered where practical to reduce direct sand exposure

Maintenance intervals for the lower band

The abraded band typically needs attention on a shorter cycle than the rest of the same elevation, and it is worth budgeting for that separately rather than assuming one interval covers the whole wall.
