Homes and residential blocks

Decorating a seafront apartment block

Coastal blocks weather faster than anything inland. Salt-laden wind finds every edge of exposed metalwork and every failed sealant line, and a specification written for a sheltered street simply will not hold on a seafront elevation.

Exposure changes the specification

The seaward elevation and the sheltered courtyard should not get the same treatment or the same interval. We grade each elevation separately so the budget goes where the weather is.

Salt and contaminant wash-down before coating exposed faces

Balcony balustrade and railings graded for corrosion individually

Sealant lines and junctions renewed rather than painted over

02

Access and residents

Scaffold or MEWP access on a residential block affects every flat. Notices, working hours and balcony access arrangements are agreed with the managing agent before mobilisation, and each phase is signed off before the next begins.

03

Planning the cycle, not the panic

A condition survey with per-elevation intervals lets a block budget properly across service charge years. Deferring past failure turns a decorating cost into a repair cost.

Condition grades recorded with photographs

Programme split by year where the service charge requires it

Same specification reused so future cycles are comparable

3 questions we get about this building type

How often should a coastal block be redecorated?
More often on the exposed elevations than the sheltered ones. We give per-elevation intervals from the survey rather than a single figure for the building.
Can residents use balconies during the work?
Usually not on the elevation being worked. Access is restored elevation by elevation and communicated in advance.
Do you handle the metalwork as well as the walls?
Yes — balustrade, railings and gates are graded for corrosion and treated as part of the same programme.

Next step

Ask for a condition survey of each elevation and we will set out a programme the service charge can carry.
