Homes and residential blocks

Decorating new-build apartment developments

On a development the decorating date is never the real constraint — the plaster drying date is. Working plot by plot, with a fixed specification and a snagging process agreed up front, is what keeps handovers on programme.

First coats and drying discipline

Fresh plaster gets checked before it is sealed. Sealing damp plaster to hit a date produces peeling emulsion at handover, which costs the site far more than the days saved.

  • Mist coat mixed for the substrate rather than a fixed ratio
  • Tape-and-joint areas given even suction control
  • Finish coats only once the seal coat is genuinely dry

Plot-by-plot programmes

Each plot is sequenced with the other trades, with common parts usually held back until plot traffic has finished. That order avoids decorating a stairwell twice.

Snagging without drama

We expect snags on a development and plan resource for them. A single snagging visit per block, booked in, beats a trickle of call-backs after purchasers move in.

  • Snag list agreed with the site manager, not disputed item by item
  • Common parts finished last to avoid double work
  • Touch-up materials left labelled for the site team

3 questions we get about this building type

Can you work to our programme dates?
We work to them where the plaster allows. If a plot is not dry we will say so rather than paint it and create a defect for handover.
Do you handle common parts as well as plots?
Yes, usually last, so the finish is not damaged by ongoing plot traffic.
How do you handle snagging?
One planned visit per block wherever possible, with the list agreed with the site manager beforehand.

Send your plot schedule and target handover dates and we will build the decorating programme around them.
