Office Decorating

Office decorating and painting for refurbishments

We handle the decorating side of an office refurbishment: walls, ceilings, doors, frames and meeting rooms, painted in washable trade finishes and programmed around your working day so the office never has to close.

The decorating side of an office refurbishment

An office refurbishment usually involves several trades. We are the painting and decorating contractor within that: preparation, filling, priming and finishing to walls, ceilings, partitions, doors, frames and skirting. We can work directly for the occupier, for a facilities manager or as part of a fit-out programme run by someone else.

Because we focus on decorating, we do not take on partitioning, flooring, electrics or furniture. That keeps our quote clear and lets you place the other trades with the specialists you prefer.

  • Open-plan floors and ceilings
  • Meeting rooms and boardrooms
  • Reception areas and lift lobbies
  • Corridors, stairwells and kitchens
  • Doors, frames and skirting

Working out of hours and at weekends

Most offices cannot stop for a repaint. We work evenings and weekends, and split larger floors into zones so only one area is out of use at a time. Each zone is protected, painted and cleared so staff come back in the morning to a clean, usable space.

We default to low-VOC, water-based trade emulsions and acrylic eggshell, which keeps odour down and lets spaces be re-occupied quickly.

Finishes that stand up to office life

Office corridors and meeting rooms take knocks from chairs, trolleys and deliveries. We specify washable, hardwearing finishes that can be wiped clean rather than repainted, and use trade-grade products such as Dulux Trade, Tikkurila and Zinsser. Where fire-rated coatings are required, we can specify them.

Large ceilings and open spaces

Large open-plan ceilings and walls are often quicker and more even when sprayed. Airless spraying gives a flat finish with no roller texture on wide spans. Our spray finishing page explains how we mask and contain the area so overspray stays where it should.

What affects office refurbishment costs

We do not publish set prices. The cost of the decorating depends on floor area, ceiling height, the condition of the surfaces, the number of doors and frames, and how much of the work has to happen out of hours. After a free site visit you get a written quote and a proposed programme so you can plan around it.

From survey to handover

We start with a site visit to measure, check surfaces and agree working hours and areas that must stay open. RAMS are supplied before we start. On site you deal with one contact, and at the end we walk each area with you, snag anything outstanding and hand it back clean.

Common questions

Can decorators work out of hours or at weekends in offices?

Yes. We regularly work evenings and weekends in offices, and phase larger floors so only one zone is closed at a time. Each area is cleared and clean before staff return.

Do you do full office refurbishments?

We handle the painting and decorating part of a refurbishment. Other trades such as partitioning, flooring and electrics are outside what we do, so we work alongside them or as part of a wider fit-out programme.

Will the paint smell affect staff?

We default to low-VOC, water-based trade paints, which keeps odour low so spaces can be used again quickly.

Do you provide RAMS and insurance documents?

Yes. RAMS are supplied before we start, and our team is fully insured and H&S compliant, so your facilities team has the paperwork it needs.

How do I get a price for decorating our office?

Use the quote form or call 023 9355 3460. We will arrange a site visit and send a written quote with a proposed programme.
