Building a planned preventative decoration programme

Reactive decorating always costs more than planned decorating, because by the time a wall or window looks bad the substrate underneath has usually started to suffer too. A preventative programme sets out when each surface gets attention, based on what it is and where it sits, rather than waiting for a complaint.

Starting from what you already own

Every preventative programme begins with a walk of the estate, noting substrate, orientation, exposure and current condition for each elevation and each internal common area. This becomes the baseline against which future intervals are set, rather than guessed.

Turning condition into a forward plan

Once the baseline exists, each area gets an expected interval rather than a fixed calendar date. A sheltered rear elevation might run years longer than an exposed south-west face on the same block, and the plan should say so explicitly rather than treating the building as one uniform job.

Reviewing rather than assuming

A preventative plan is not fixed once written. A short annual check against the original baseline lets you bring forward or push back individual items as the fabric actually performs, keeping the budget accurate instead of aspirational.

Does a preventative programme cost more upfront?

The survey and plan take time to produce, but the ongoing decorating cost is usually lower because work happens before failure, when preparation is quicker and less material is needed.

Can a preventative plan cover several buildings at once?

Yes, provided each building or elevation is assessed on its own condition rather than averaged. A portfolio plan is really several building plans held in one document.

What happens if a defect appears between planned visits?

It gets logged and assessed on its own merits. A preventative plan does not replace the need to respond to genuine emergent damp or corrosion.
