The window is set by the tenancy, not by us
Most voids we work are between three and ten working days. We ask three questions before quoting: when do the keys come back, when does the new tenant move in, and is anything else happening in the property such as a carpet fit or a gas safety visit.

- Any trades already booked, so we sequence around the flooring
- The re-let date the tenant has actually been given
What slips a void, and how we avoid it
Voids usually slip for three reasons: unreported damage found once the furniture is gone, drying time in a cold empty flat with the heating off, and keys not being where the agent thought they were. We report damage the same morning we find it, take heating and ventilation into account when programming, and confirm key collection the day before.
Decorated to a lettable standard, not a showhome one
A void repaint has to look clean and even under an inventory clerk's camera and survive the first year. That is a different brief to a homeowner's feature wall, and pricing it as though it were one is how landlords end up overspending between tenancies.

How quickly can you start on a void?
Where a run of work is already booked with us we can usually attend within a few working days of key release, and we will tell you plainly if we cannot hit your re-let date rather than starting and running over.
Do you need someone to let you in each day?
No. We work from keys or a key safe code for the duration of the void and return keys to the branch or safe on completion.
Can you work around the carpet fitters?
Yes, and it is better that way. We prefer to complete decoration before flooring so the skirtings and door linings are finished cleanly.
What if you find damage the check-out report missed?
You get photographs and a note the same morning, before we make good, so you can decide whether it is a deposit matter.
Will the property smell of paint at check-in?
We use low-odour waterborne systems and ventilate as we go, so a property handed over the following day generally does not.
Do you decorate part-void properties?
Yes, where a tenant is still in situ we work room by room and keep their belongings sheeted and their route through the property clear.
