Why bathroom paint peels — and the spec that stops it
A bathroom is the harshest interior a coating has to survive: repeated condensation cycles, soap residue and warm damp air with nowhere to go. Standard matt emulsion is simply not built for it.
01Contamination is the usual culprit
Shampoo mist, body oils, cleaning sprays and silicone overspray leave an invisible film. Paint applied straight over it grips the film, not the wall, and lifts the first time the room steams up.
- Sugar-soap wash and full rinse before sanding
- Key back any sheen from previous coatings
- Remove and replace tired silicone rather than painting over it
02The right coating for a wet room
Moisture-resistant emulsions and acrylic eggshells give a tighter film that sheds condensation instead of absorbing it. Where mould has been a recurring problem, a fungicidal system is worth the extra step.
03Ventilation does half the work
No coating outperforms an extractor that never runs. An overrun timer fan, an unblocked vent and a habit of leaving the door ajar will extend the life of the decoration more than any paint upgrade.
04Ceilings, the forgotten surface
Bathroom ceilings collect the worst of the condensation and are usually the first to blister. They get the same wash, key and moisture-resistant system as the walls — not a quick coat of trade white.
Common questions
Do I need special bathroom paint?
For shower rooms and family bathrooms, yes — a moisture-resistant emulsion or acrylic eggshell will hold up far better than standard matt.
Why does the paint peel above the shower only?
That zone takes the most direct steam and splash, and often carries the heaviest soap-residue film, so it fails first.
Can I paint over mould?
Not without treating it. The growth is killed and washed off first, otherwise it simply pushes back through the new coat.
Will an extractor fan fix it on its own?
It removes the underlying cause, but existing peeling still has to be scraped, filled and recoated properly.
