Ceiling spraying
Large ceilings are where spraying earns its place. Open-plan offices, retail units and commercial buildings have wide ceilings, exposed soffits and suspended grids that take days to roll and still show lap marks. Spraying gives an even, consistent finish across the whole area in far less time, which matters when a building needs to be back in use quickly.
Suspended ceiling spraying
Tired suspended ceilings, with yellowed tiles and discoloured grids, can often be refreshed by spraying instead of replacement. The grid is cleaned and sprayed, and tiles can be sprayed in place or taken down and done in batches. Mineral fibre tiles need a coating that will not affect their appearance or acoustic surface more than necessary, so the product is chosen to suit. Damaged or stained tiles that will not recover are better replaced, and that is identified when quoting.
Dilapidations work
At the end of a commercial lease, ceilings are a common dilapidations item. Dilapidations suspended ceiling spraying, along with walls and exposed soffits, can return a unit to the condition the lease requires on a short programme, before the keys are handed back. Tell us the deadline and the schedule of dilapidations, and the work is planned to meet it.
- Suspended ceiling grids and tiles
- Exposed concrete and steel soffits
- Plasterboard ceilings in offices and retail
- Ceiling voids and services above them
Exposed soffits and ceiling voids
Many fit-outs leave the ceiling open, with ductwork, cable trays and the slab soffit painted a single dark or light colour. Ceiling void spraying covers the slab, services and steel in one pass, which is very hard to do evenly by hand. Services are masked where they must not be coated, such as sprinkler heads, detectors and labels. Our systems page on ceiling and soffit spray coatings covers the technical side.
Working in occupied buildings
Spraying overhead in a working building needs proper protection. Floors, furniture, IT and fixtures are sheeted or removed, areas are screened, and work is often done at night or over weekends so staff return to a finished space. RAMS are supplied before starting, we are fully insured and health and safety compliant, and our team is employed directly.
Access and height
Ceiling height and obstructions decide the access needed, from podium steps to mobile towers and powered access. Access is planned before work starts so the programme is realistic and safe.
Getting a quote
Send the floor area, ceiling type and height, whether the space is occupied, and any lease or handover deadline. A free quote follows, setting out the preparation, masking, access and product to be used.
