Water-stained ceilings — sealing so the mark never returns

A brown tide mark on a ceiling is dissolved salts and soiling carried by the leak. Emulsion redissolves them, which is why the stain reappears through fresh paint within days.

Confirm the leak is dead

There is no point decorating over a live leak. We check the source above — pipework, flashing, a valley gutter or an overflow — and allow the plasterboard or plaster to dry out fully before touching it.

Assess the board or plaster

Lightly stained plaster can be sealed and painted. Plasterboard that has sagged, softened or lost its paper face needs cutting out and replacing — no coating rescues a failed board.

Seal, then flat-coat the whole ceiling

The stain is spot-sealed with a stain blocker, then the entire ceiling is coated corner to corner. Patch-painting a ceiling almost always shows as a flashed ring in daylight.

Why we work in full planes

Ceilings are unbroken planes lit at a shallow angle, so any change in sheen or coverage is obvious. Full-plane coating is cheaper than being called back to fix a visible patch.

Can I paint a water stain once it's dry?

Only once it has been sealed with a stain blocker — plain emulsion will let the mark ghost back through.

How do I know the ceiling is dry?

Time plus a moisture check. If the plaster still reads damp or feels cold and heavy, it needs longer.

Do you have to repaint the whole ceiling?

In practice, yes. Spot repairs on a ceiling nearly always flash under natural light.

Does the leak have to be fixed first?

Always. Decorating over an active leak wastes the work and hides a worsening problem.
