How often should a commercial premises be redecorated?

There is no single answer, because the interval is set by traffic, cleaning regime and what the space is trying to say to the people using it. These are the intervals we see hold up in practice across the South Coast.

Higher footfall shortens the cycle, and so does aggressive cleaning. A hospitality interior that is wiped down nightly wears faster than an office that is vacuumed.

  • Offices: five to seven years for general areas, three to five for reception and meeting rooms
  • Retail: two to four years front of house, longer in stock areas
  • Hospitality: two to three years in trading areas, annual touch-in on high-contact zones
  • Communal residential areas: three to five years with reactive visits between
  • Education: summer cycles, with corridors typically on a three year rotation

The reactive budget that stretches the cycle

A small annual visit for scuffs, stain-blocking and door frames costs a fraction of a full redecoration and routinely pushes the full cycle out by a year or two. It also stops the building looking tired in year four of a five year cycle.

Condition triggers that override the calendar

Ignore the interval and act sooner if you see peeling or flaking, persistent staining that cleaning no longer lifts, damage exposing substrate, or mould returning after wiping. Those are failures, not wear.

Budgeting and specification

Planning the cycle lets you specify a better system once rather than a cheap one repeatedly. Recording the colours and products used makes every later touch-in match instead of flashing.

General office areas typically hold up for five to seven years, with reception and meeting rooms nearer three to five because they are seen by clients.

Does a cleaning regime change the interval?

Yes. Frequently washed surfaces need a scrubbable finish, and without one the cleaning itself shortens the cycle.

Is it cheaper to redecorate more often?

Often, yes overall, because a maintained surface needs less preparation than one that has been left to fail.

Should the whole building be done at once?

Rarely. Phasing by area spreads cost and disruption, provided colours and products are recorded so phases match.

What triggers redecorating early?

Flaking, exposed substrate, persistent staining or recurring mould are failures and should be dealt with regardless of the planned interval.
